I can only recommend Ben's company for any boiler issues you have. His gas engineer is a very knowledgeable person with in depth understanding of gas heating system. He was very kind and after fixing our Worcester boiler, he explained us how to operate it efficiently what was a really good surprise as so far nobody bothered to do this.
Called to repair a leak, unfortunately the only work carried out was the tightening of a fitting I was assured that this is what was leaking. I called a few hours later as the leak was still present, I was then told that I needed to pay an additional £120 per hour plus materials for them to attend a second time to repair the leak that they didn’t fix.
Do NOT waste your money. Came here to replace a pipe as it was leaking and they just tightened the fitting, which came to the cost of £120 which is ridiculous, and there’s still a leak. When my sister contacted them about the issue they were extremely rude and abusive and said this is now a “different issue”. Said they can come to fix this “other issue” for £90, with material and VAT when this is what we called them to have fixed in the first place. Will not be giving them more money to fix it and I suggest you don’t too. Update: They now messaged back after seeing this review to say “they won’t be coming back” (Thank God). Awful service and unprofessional.
247 solutions fitted a new tap for me back in March after it had come loose and after it had provided 6 years of trouble free use. The new one was sourced and fitted by a very pleasant and helpful plumber in March 2022. A couple of weeks later my neighbour down stairs complained of water leaking through her ceiling which of course may have been a coincidence. 247 denied responsibility. By July the new tap had come loose, They have also now refused to fix the tap without charging me for a further call out. I declined their less than generous offer. Clearly any warranty they offer is of no value whatsoever. I have told our property management company that I will certainly never use their services again and I am currently looking into what legal position I may have. Long story short, I would steer clear.
When our bath sprang a leak one Sunday afternoon I rang several so-called 24/7 plumbers. Despite that claim the first three I contacted made it clear they didn't work at weekends, but Ben was around within two hours to stop the leak and organise repairs to the floor and ceiling below. Since then we have turned to him for several maintenance jobs, all of which have been carried out speedily, efficiently, and courteously. A great all-round service. Patrick Stoddart, Watford.
Ben worked on a few things in my property, none of which were exceptionally well finished nor worth the high price Ben charged. Worst of all, the bathroom which Ben worked now has a major leak affecting the surrounding properties (i. E. Proper leak), within less than 12 months of Ben 'completing' works. Terrible experience which has left me out of pocket, and means that I will never again use nor recommend Property247solutions.
My bath had been leaking for a few months and had actually fact rotted the floor boards below it. The leak needed to be repaired, bath needed to be replaced, and the floorboards changed. I thought it was a simple job but because I had left it for too long it turned out to be quite big. Ben provided a good price for the work (I had a few Quotes) so I gave him the go ahead, he started the next day and finished the job really quickly, Ben and his assistant were extremely professional and friendly and I will be recommending him to friends. Really pleased.
Called Ben out when my washing machine started flooding my kitchen. He arrived swiftly and sorted the problem quickly, efficiently and charged a very fair price. I soil have no hesitation recommending this company and will definitely call them again if needs be. Thanks again. Michelle. Borehamwood.
I called them to get our blocked sink and leaking drains fixed. Ben came in, cleaned it, spent less then half hour doing it and said it was fixed as the water is running without a leak for 10 minutes. I paid him for an hour job as agreed on phone. It was leaking in couple hours again. I called him to come back to fix it - booked next day afternoon. I have expected it to be the priority job done first thing in the morning at least, as the work carried out wasn’t done properly. Hoverer, as we are the business and we need the sink to be able for using asap, I got other guy to fix it and called him to cancel his appointment. I asked him to refund me at least half of the money paid, as he haven’t done the job and I had to pay someone else to do it. He said we wont do it and he was going to charge me the same amount again for the second appointment!Would not recommend it.Moreexpand_more
I would like to say a big thank you for all the hard work done for us. I called Ben on 9th Feb 2011 to have a look at my Kitchen. My Husband and i wanted a quote for some new tiles and new flooring. We called a number of trades to come see us for a quote. But we found Ben easy to talk to very helpful & pleasant. My husband and i was more than happy with the work that Ben has done for us. I've been in touch with Free Index to upload some pictures of the work, but they do not allow this at present. I have sent these pictures to Ben, so he fully aware of the poor workmanship. Ben arrived on 18. 02. 2011 in the morning and completed the job later that day, I wasn't present when he arrived but my friend instructed him on what was needed, later that day when I was available, he advised that I needed to wipe the excess grout off the tiles the next day. On 19. 02. 2011, I wiped off the excess grout and was shocked by what it was covering up. I tried to contact Ben straightaway and ended up sending this email:I hate to say it Ben, but now that I'm looking at the tiling job and wiping off the excess grout, I can see that the tiles are not cut straight as well as chipped in some places, the grout is uneven, the tiles are uneven, the beading is uneven. The black grout is hiding a multitude of sins. It feels like the only thing I can do is get rid of the whole lot and start again. It is really upsetting to see this. Ben's response:Dear FionaFirstly I left the job after you had checked you were happy with the job.The tile that you choose was a tile for a bathroom so should have been in a long line with no cuts to achieve the best look due to a very busy pattern. Where you wanted the tile put had to be cut many many times. The pattern of the tile made it incrediably difficult when cutting.At the start of the job I was told by Karen that the tile was discontinued and advised there was barely enough tiles to do the job. If there were many excess tiles then I could of thrown away the tiles you were not happy with but you told me there was no more so I did the best I could do with what I had.The far left corner wall was not square.After doing the first row of tiling, Karen then asked for the second row on the right hand side, the tile trim had already been cut and set and the join was needed in the tile trim.Due to the pattern the tiles on the window ledge had to be fitted in the way they were, if the straight edge of the tile was fitted on the corner of both sides (ie meeting to the tile trim) you would have the square edge but the pattern would be completely mis-matched. The length of the tile was needed to be cut mostly which will always result in poorer cuts as opposed to across the tile-a shorter distance. If a square or smaller rectangle tile was used the cuts would have been cleaner.In hind sight this was a poor tile choice for this area given the number of cuts and it should have been a plainer tile for this area to achieve a more perfect effect.The grout whether black or white is meant to hide certain imperfections.I did the best I could with what was presented to me.RegardsBen My friend and I both responded to this email:Hi Ben,Thank you for your response.Regardless of the all the excuses you have below. My problem is the fact that none of the tiles you cut were straight and what disappoints me even more is that you didn't call my attention to this on the day.None of what you have said below explains this.Just to clarify, you left the job with grout covering all the edges and advised that I needed to wipe of the excess the next day. When I wiped the tiles clean, this is when I noticed how unevenly they were cut and emailed you straightaway. Before you started the job, I showed you the area that I wanted tiled. You informed that there 'may not be enough tiles to cover the area', to which I advised that you should therefore only lay one level rather than the two so that I could have the option of purchasing black tiles if the tiles you were using were discontinued. You were therefore not working with limited tiles. Having laid the first level, you then informed that there were tiles left over and that you might be able to do the area over the cooker, to which I agreed to you going ahead. I also went out and managed to purchase more of the same tiles. All of this is therefore irrelevant and has absolutely nothing to do with the fact that, in all, you laid 22 tiles, of which 16 are poorly cut. (The other 6 are tiles that you did not have to cut.) This is a really poor ratio; not one cut was decent. When I brought this to your attention yesterday on the phone, you said that for every tile you cut you have to allow for 3 breakages. Basically what you are saying is that if you had to lay 25 cut tiles we would have had to have bought 75 tiles to allow for 50 breakages. At present your ratio is, for every tile you cut you have to allow for 16 mistakes/poor cuts/ breakages. Sadly that's what this job represents. In fact you don't have a ratio because not one of the tiles is well cut! I understand that with tiling you have to account for waste, but you clearly come with a very high wastage cost. On top of that, the beading has been badly set and the grouting is horrendous; the consistency of the grout is extremely sandy, its looks extremely messy and there are areas which have not been filled. I am aware of the purpose of grout and in this case it hasn't worked. White grout would not have hidden anything; it would have looked even worst. We are able to tidy some of this mess but we are more concerned with the cut tiles over the kitchen sink which we can not so easily fix. It's not what I expected Ben. I am really disappointed and would appreciate some kind of effort in rectifying this mess. The tile is a border tile that you wish to have cut numerous times onto a window ledge. Just by scoring the tile, the pattern chips, before you even start to cut it. My labour charge was �140 and the extra �50 was for materials. I will not be offering a refund - I worked for over 7 hours and it sounds like that you do not wish to have me back.I suggested that possibly 3 tiles maybe needed for each cut. Each tile on the ledge needs to be cut twice to the corner trim so in fact it will never be 100% perfect. It is always best to have plenty of extra tiles - they can always be returned afterwards. I had a range of odd jobs carried out around the house, all done to a high standard. I also had the spare the bedroom redecorated and it looks great. They tidied up as they went and even took away some of my rubbish to save me going to the dump! Nothing was a problem.
