About Office Tier List

Office Tier List is a UK marketplace that helps businesses find verified coworking and serviced offices without going through traditional brokers. The platform is operated by Spaces to Places Ltd, a Surrey-based company that has worked in the UK flex office market since 2019. Office Tier List launched in March 2026 and currently covers Central London, with plans to expand UK-wide. Hundreds of office spaces are listed across more than 40 London neighbourhoods.

Most office search platforms work on commission. When a business signs a lease, the marketplace takes a percentage from the operator, and that cost is built into the rent the occupier pays. Office Tier List does not take broker commission. Businesses can search the platform, browse hundreds of London offices and contact providers directly with no middleman fees added. Providers pay a flat fee only for optional verification services, which is how the platform funds itself and remains free for occupiers.

Every verified office on the platform has been physically inspected by a member of the Office Tier List team. Inspections take two to three hours per location and cover more than fifty criteria, including WiFi performance under load, noise levels between desks, the quality of amenities, and conversations with current tenants. Each verified office receives a tier rating across five categories: Space Quality, Amenities, Service, Building and Transport. Businesses can filter the directory by tier, neighbourhood, building features or transport access, and download a detailed inspection report for each verified location.
