Melvyn Danes Estate Agents have been serving the residents in Shirley, Solihull and surrounding areas since 1990, with the Wythall office being opened in January 2012 and the Sheldon Office in 2013. Throughout this time we have built a solid reputation for valuing, selling and letting properties in Solihull, Shirley, Sheldon, Wythall and nearby suburbs of Birmingham.
The partners and staff of Melvyn Danes have a passion for property, tried and tested with many years of experience. Our Shirley Office has been the main estate agency in Shirley for many years, complemented by the main High Street branch in Solihull town centre covering Solihull and its environs, including the nearby villages of Knowle, Dorridge, Bentley Heath and Hampton in Arden.
Our Lettings Department, established in 1994, currently manages in excess of 400 properties in the local area.
As a first time buyer I was very pleased with the customer service and experience at the Sheldon office. From the first viewing to completing the staff (Anne-Marie and Jo Green) were there through all stages of the process and even when there were delays, their attentive service and willingness to go above my expectation made the experience easier than I anticipated. I wouldn’t usually write a review but I would 100% recommend to friends and family.
AMAZING, BRILLIANT, OUTSTANDING. We couldn’t recommend the branch and it’s staff highly enough. They are superb and this took all the stress out of the sale. This was the first time we have ever sold a house and we were nervous. From the initial valuation, to advertising the house we had complete confidence in the team. They listened and gave impartial advice answering ALL our questions honestly. We didn’t feel pressured at all at anytime during the sale. We had 7 offers on our house in just shy of 2 weeks of the house being on the market and circa 21 viewings in total. The team did ALL the viewings and vetted all the people viewing. They chased the sale through and 7 weeks after accepting the verbal offer we moved home. Sam Livingston was the branch manager, Ann-Marie did most for the viewings and Jo chased the deal through. At every stage of the process we were kept informed. Even if offers weren’t made on the house we received feedback on viewings. Seriously we were thrilled with the service we received, our expectations (which are high) were exceeded. From our initial valuation, through the lengthy wait for our vendor to find somewhere suitable and then right through to completion, Melvyn Danes staff at the Sheldon branch were fantastic. The service was second to none, with updates delivered without the need to chase, regular contact via email and telephone was kept with us throughout the whole process! Jo was especially helpful, empathetic and delivered a fantastic service and is a credit to the Melvyn Danes team. We would wholeheartedly recommend the Sheldon branch of Melvyn Danes to anybody wishing to use an estate agent!
My review and experience is to warn other property developers who are thinking of using Melvyn Danes Estate Agents to sell their properties through them, I am property developer and been in the Business since 2001, I mainly buy properties from auction at least four properties a year, do them up and then sell them through local Estate Agents, I approached Melvyn Danes Estate Agents and signed their contract on 09/08/2017 to sell my property, they valued my property £269,9500. 00, then they reduced to £259,950. 00 on 04/09/2017. They had buyer who made an offer of £241,000. 00 on 25/04/2018, I rejected this offer, then increased the offer to £245,000. 00 on 26/04/2018, I rejected again, as I rejected these two offers Samantha Livingstone of Melvyn Danes Estate Agents sent me email on 27/04/2018 and she wrote 'I now feel that we have done all we can for you and think it may be best for you to try another estate agent who can maybe give your house another try' I'II give you a week's notice to get someone else on board', I replied on 27/04/2018 and wrote I spoken to Dixon Estate Agents in Acocks Green who are happy to market my property. As I was about to move to Dixon Estate Agents, I received increased offer of £247,000. 00 on 30/04/2018 by Melvyn Danes Estate Agents, I accepted this offer, what I was not made aware by Melvyn Danes Estate Agents was that the buyer was getting Islamic Mortgage from Al Riyada Bank based in Qatar, which Samantha Livingstone - Branch Manager of Melvyn Danes Estate Agents had or has no experience or knowledge about this Bank or Islamic Mortgage. I reduced the asking price from £259,950. 00 to £247,000.00, which I accepted the offer on 30/04/2018, thinking that it will only take few months maximum, it was nearly 4 months later and I am still waiting to complete, on 24/08/2018 I gave deadline for completion to take place by no later than 07/09/2018, I was than informed by Samantha Livingstone that this is not possible, I decided on 30/08/2018 to withdraw my property from Melvyn Danes Estate Agents and contacted Dixon Estate Agents the same day, after a week Dixon Estate Agents had someone who made an offer on 07/09/2018, I accepted the offer, my Solicitor informed me that this sale could take around 6 - 8 weeks to complete. My Solicitor contacted me around 01/10/2018 and said that if I wanted him to contact the buyer to see how far she got with her Islamic Mortgage who was through Melvyn Danes Estate Agents, I said he can do, he had reply from her that Islamic Mortgage is nearly approved and she sold her property which is going to complete on 31/10/2018, my Solicitor wrote back and said if can she complete on 31/10/2018 with my property on the date, I agreed and completed sale of my property on 31/10/2018. On 14/11/2018 after the sale of my property completed on 31/10/2018, I received invoice from Melvyn Danes Estate Agents requesting their fee of £2,640.00, even though they withdrew and stopped marketing my on 30/08/2018, in their contract they cover themselves and claimed the fees, just remember that they are Estate Agents and are only interested in their commission and nothing else, if you are thinking of selling your house and want to save on commission, try Purple Brick their commission is fixed at £899.00 including VAT. Melvyn Danes Estate Agents does not know the process of Islamic Mortgages, as they wasted nearly six months on my property sale, they did not check if the buyer had deposit money ready or if she was selling her house and then purchase my property, all good reputable suppose to check all this beforehand, in mine it was not the case, I do hope that my review can help you in some way.Moreexpand_more

We acted for you in good faith for eight months and when the offer did not come to fruition you withdrew and tried another agent who failed to sell your property. You contacted your buyer and subsequently completed without our knowledge and hence we claimed our fee as the buyer was introduced to your property during the term of our sole agency contract. We are the largest, local independent estate agents and have been in business for 30 years and pride ourselves on customer service. We have sold hundreds of properties over the years, the majority of which complete without any problems. Unfortunately, some sales can be problematic and have delays but we did all we could to keep this together for you and I'm sorry that you felt let down by our service on this occasion.Moreexpand_more
Amazing is only one word to explain the service we received from Melvyn Danes in Sheldon. All the staff were amazing and helpful and nothing was ever too much trouble. They helped us through our move from start to finish and the service is friendly and professional. Without doubt if we wanted to sell or buy another house we would think twice about using Melvyn Danes services. We recently purchased our first home. All of the staff in the Sheldon office were extremely helpful and friendly. They organised additional viewings and kept us in formed at every stage which kept the stress of buying a house to a minimum.
I have highly recommended Melvyn Danes, as the service I was provided as a purchaser was awesome. Jo took me through the process end to end and constantly chased the lender and solicitors, seamlessly. I was kept informed at every stage, as there were delays due to the vendors circumstances. I finally got completion over a bank holiday weekend and the team were so helpful to ensure I got the keys when it was convenient to me, due to work commitments. I wouldn’t use any other agent now and two family members have already used Danes and we’re also impressed with the personal service the team provided. Thank you especially to Jo. Coco (my chihuahua) and me are so happy now we’re all settled into my forever home. Thank you to you all.

As a buyer I had great service, Jo in particular was fab - had trouble with the mortgage broker/lender taking far longer than they should, and she was chasing them up for me. Needed elements of the house fixed and they arranged it. Communication was great. Everyone on the staff kept me up to date with everything when Jo wasn't available. Staff are friendly and efficient : ).
I would recommend local agents as u can speak to them 1-2-1 I was updating most of the time and if anything I needed to do or needed to ask they were available to talk to better than Purplebricks I would pay bit extra to local agents rather then online agents. Thank u for ur help.
Having going through a very speedy sale of our property. The team at Melvyn danes were brilliant. I was able to email or phone at any given moment. The staff helped us through a very difficult and time consuming purchase, unfortunately it fell through for us at the last hurdle but having found another property almost immediately we were delighted to find out that our new purchase was also being managed by Melvyn Danes. Excellent service and very professional. When we first went to market in March, we originally overlooked Melvyn Danes, which in hindsight was the only part of selling our house we were disappointed with. After teething problems with other agents Louise was extremely helpful in supporting our sale, she added the extra little touches that made our house stand out. Needless to say Louise, Jo, Rob and all the team at Sheldon were fantastic and have excellent knowledge of the local markets. The best estate agents I have sold with. It was a very difficult sale that was made much easier by the wonderful staff. Rob and Louise were amazing at negotiations and offered advice and guided me through the initial sale. We initially chose Danes to sell our house because they had extended opening times and accompanied viewings. They have exceeded all our expectations. They have a really good local knowledge and sold the house quickly for a very good price. They chased solicitors on both sides to help the transaction progress smoothly. Just as well as I found out more from Danes than my own solicitor. The house was empty, and they even went to inspect the house to keep the insurers happy. I would definitely recommend them.
