Superb and detailed surveyors report on an Edwardian property I am looking to buy with a follow up call with John to further drill down into this report. Not having bought period properties before, the report and clarification call have been invaluable, thank you!
GrummitWadeMason Surveyors have been engaged by Brighton-Accommodation on a number of projects over several years. We have always found staff, friendly, knowledgeable and efficient. Paperwork is well presented and any detail which for a lay person is not clear, they have the patience to clarify. For these reasons we trust John Wade and Robert Mobbs implicitly and express our appreciation for their time and efforts sometimes in very challenging circumstances.

I first used John to inspect some bad renovation work on my property 9 years ago. He was knowledgeable, clear and gave me detailed advise on how to remedy the problems. He was also mindful of the fact that I had spent a lot of money on the work and where he could, gave me detailed instructions so that I could carry out some of the work myself. I was particularly impressed by his attention to detail, and his generosity with his time when I called to ask follow-up questions. I have used him ever since, 5 times now, to carry out full surveys – most recently this month, when he highlighted to me that the building was made of bungaroosh – not easily apparent as the building is rendered- but especially important as this needed to be declared to my insurers. I particularly value Grummitt Wade for the following reasons. • The attention to detail. • The thoroughness of their work and the comprehensive advice offered on works that need to be carried out. • The clear and understandable language used in their documentations (I particularly like their traffic light system which highlights the severity of problems making it easy for me as a non-expert to understand). • Knowing that I can trust them enables me to make informed decisions. • Their willingness to take the time to answer questions and contextualise when I do not understand something. Overall, I have always found the company very professional and since house buying and selling can be a stressful time it is important that I have a surveyor that is reliable, and that I can trust to do the job properly. .Moreexpand_more
We used Grumitt Wade for a Party Wall dispute. John Wade had a poor depth of knowledge and left us in a very compromising position as he pulled off the job without warning when the work became more difficult. The Barister explained that Mr Wade had fundementally failed to comply with the Act and had a lack of understanding which cost us dearly. Do not use this company for Party Wall work. Their accounting procedures also leave little to be desired.
Having dealt with the company over a three year period, I have found them to be very competitive with their pricing policy. Their staff are a pleasure to deal with and I have experienced total cooperation at all times, a totally professional company that I would whole heartily recommend to anyone who is in need of their services. .

Inspection of some damp and possibility of reinstating a wall. Cause of damp clearly identified, and evident in photos. Succinct suggestion of work needed to remedy the problem. Overall a precise and informative inspection. Key points conveyed promptly by phone before written report sent. I would recommend this company.
I was pleased to receive s report on the conditions of a studio flat by email very quickly after the survey had been completed, with a hard copy arriving shortly afterwards. The report was clear and comprehensive. The additional advice on what steps could be taken to rectify identified problems was very helpful. Advice on leasehold properties and maintenance was also included.
Grummitt Wade were friendly and efficient from the start. From an initial chat, I learned I didn't have to spend as much as I thought on a building survey as I could go for an option without a valuation. And altogether it was a week from my first phonecall to receiving my report. Would use again and recommend to anyone.
We have been utilising the services of Grumitt Wade Chartered Surveyors for over 10 years and they have aways provided a value for money and excellent professional service in managing major works such as roof replacements or repairs, internal/external redecoration with associated repairs and party wall issues. As a Managing Agent it is essential that when we employ a Surveyor to oversee these type of works that we can then relax safe in the knwoledge that they are on the case and the works will progress smoothly. They are fully aware of the Section 20 procedures of the Landlord and Tenant Act 1985 which ensures they fully understand the guidelines we have to operate within.
We have used Grumitt Wade for two works - one repairs to an internal ceiling in our listed Regency flat and the other major maintenance contract for the whole building. Both were performed on time to budget and with minimal disruption. Grumitt Wade brought attention to detail, ability to direct the builders on detailing, correct types of render etc, early identification of potential problems that may otherwise have been missed. They have certainly saved us more than they cost and ensured the work was performed to very high standards. On top of this they were friendly and happily explained the ins and outs of the work as it was going enabling us to understand more about the building and how to maintain it going forward.
I used Grumitt Wade after discovering various problems in my large Hove terraced home. John Wade came to the property and meticulously surveyed the basement in which the problem (with water penetration through multiple points) was happening. Within a few days we had a very detailed survey and an opportunity to ask any follow up questions we needed to ask. The survey found problems and solutions that no tradesmen had so far discovered or suggested. Grumitt Wade's survey saved us money in the long run by accurately pin-pointing the nature of the problems in our property and suggesting useful solutions. We have since cured the problems at a fraction of the cost that we initially feared we would have to spend. Highly recommend if you want a thorough, professional service at a very reasonable price.
