Had a survey as part of the process for a equity loan and we are absoulutly discussed on his report, firstly we have a 350 year old semi detached house, he listed it as a terraced house? He said an electrical substation would have an adverse effect on the saleability of the property this is 3. 5miles away? He said that there was two kitchens, we have our main kitchen and then my elderly father has a bedsit, lounge and toilet down stairs with a microwave oven in it, apparrently this is the second kitchen? Finally he said that a tree was within 6m of the property could cause issues with the property, the tree is about 10 foot tall and yes its within 6m of the house but is in our neighbours front garden are supposed to ask them to cut it down? And finally he said that access to the main loft was not possible because the hatch had been glued down, in actual fact we had recently renovated the property which included painting the loft hatch, we offered to free it off for access which he said not to worry as he had seen the level of insulation in the second loft. To top it off he valued our property at £1. 00 so the equity mortgage was declined.
If I could rate the service below one star, I would have done. Zero would be my rating which matches their valuation of my home! Apparently we have leaking drainage - untrue, they did not request any certificates of safety for services and rated all as in urgent need of attention without asking for the certificates, apparently our flat roof has had patch work on it - also untrue. The list of fabrications goes on. Steer clear, we were left feeling as though a lifetime of dedication and hard work on our lovely home was a waste of time. Thankfully we read all the other negative reviews which put our minds at ease.
We wanted a valuation as we done some cosmetic improvements on our property and had 3 local estate agents giving us a price that prompted us to get Natwest to up the valuation so we get a better deal, first they cancelled then turned up, no communication, couldnt of been in the property for 2 mins and went and gave us a valuation 30k less than estate agents and like for like properties in close vicinity, if I could get £248 for 2 mins looking at someones house ill take a job, but I have a conscience. AVOID.
Appalling and unprofessional. The Homebuyers report was full or errors. It was as if the surveyor had not even entered the house just copied and pasted from another report. Details of systems not even present in the house! Management couldn't care less. Avoid at all costs.
We purchased timber framed house 2010 for 530K, surveyor (according to our vendor), was only at the house 90 minutes, allegedly, and failed to spot house riddled with death watch beetle…Cost over £600,000 to repair, with rental and storage costs included, as we had to move out for over two years. I give them no stars at all. In fact as many minuses as you want.
We are in the process of remortgaging our current property, which has undergone a full scale refurbishment and double story wrap around extension. The property was valued at £875,000, 2 years ago before it was refurbished or extended, however the surveyor came around last Friday and valued it at the exact same price as 2 yrs ago which definitely is incorrect and not a genuine evaluation. The property has been modernised to a very high spec, with underfloor heating on both ground floor and first floor, 4 brand new bathrooms, with a seperate toilet, an extra bedroom has been added as part of the extension along with a study/gym room. A full open plan kitchen has been fitted and the whole property has been replastered and decorated internally. The fact that the living space has been increased significantly but still it was evaluated at the same price as it was 2 yrs ago is completely incorrect evaluation.
They conducted a survey for us and missed (what was later told to me by numerous trades-people) obvious signs of damage and leaks with the roof, these have cost us thousands of pounds to repair. The responses to our subsequent complaint were condescending, patronising and just downright rude. Do not use, they do not care about the quality of their work or the impact that their shoddy surveys have.
This companies staff are rude and the earliest appointment is not for two weeks despite them saying otherwise. When the surveyor arrived his first question was to ask how much I had purchased the property for and spent about 10 minutes at the premises. They undervalued the property by 7000 pounds despite the fact the property had previously had stage two homebuyers survey from a local surveyor who had no problem with the valuation. They are causing problems for both buyers and sellers and should not be allowed to continue. They have had more complaints from people but just do not seem to care or be interested.
Santander sent out esurv to value a property we wanted to purchase and down valued by 18k. Based on the fact no properties had sold in the area for a number of years. Because of esurv we can not buy our dream house. We paid for our own home buyers survey from a local firm who value the house at full asking price.
This firm cost me many hundreds of thousands of pounds plus 5 years of nightmare stress. They were negligent, claim settled leaving me hundreds of thousands of pounds adrift because of the peculiar way the English legal system works. If you want a professional, full survey, as opposed to what may turn out to be more of a valuation protecting just your lender, avoid ESurv like the plague. Their "office" is hidden away above the entrance to a modern shopping centre, which when I visited to suss them out, had nothing to advertise their existence bar a scrappy A4 piece of paper with their name scribbled on it, cellotaped to the door, which has a security code entry system. So you cannot access their offices. Avoid at all cost.
Esurv offer nothing short of an inaccurate, thoughtless and rude valuation service. They have down valued our home by £15,000 and then rejected our appeal even though comparable evidence of other sold prices was supplied. They have also ignored the fact the house sold after only 5 days and had 3 offers made all well in excess of their valuation. The appeals process is massively floored as the same surveyor looks at it. Disgusting that they are not held accountable for their mistake and as a result a whole chain of house sales collapses. Useless company!
I'll make this simple and quick. Our new build was down valued with no recourse for objections. The comparable houses used were not equivalent because the same house type that adjoins our boundary that is completed and lived in, wasn't used as a comparison. Also, similar properties on the estate were not used rather one 2 miles away that were far above the price ours was up for (how's that comparable)? Additionally the report advised that the house was a building site and no entry was allowed which is an outright lie because the property had been CML'd a few days before and me and the whole family were walking around it with no required PPE. Oh, and the best bit they said it was a 4 bed property (beeeeeeep) wrong, it's 5. I don't really know how to go about correcting this?
Stay away. Our house valued at £105k eight years ago (homebuyers survey via Scottish widows), and well maintained have just been under valued at £97k. Similar property on the same street sold for £129k a few years after ours was bought. Clydesdale has used e. Surv for a remortgage survey. Been told I can challenge, by supplying 3 very similar properties which have already been sold (not just under offer) for a higher figure in the last 3 months. But houses on my street have not been on sale in the last 3 years! So what is the point of challenging. Going with another Lender who won't use this rubbish company.
