Cynosure Properties is a property developer based in east Belfast, working across Northern Ireland. We take on tired, dated and problem houses, refurbish them properly with tradespeople from our own sister companies, and turn them into homes ready to let or sell. Because the trades are ours there is no chain of subcontractors adding margin, and no waiting weeks on someone else's diary. One firm handles the whole job and answers for all of it, from the first survey through to the final certificate. The company is run hands-on by founder Matthew Lynes, who brings twenty years of construction experience split between Northern Ireland and London.

Every project follows the same sequence. We find the property, or a client brings us theirs, then we survey it and put a realistic figure on the works before anyone commits. The build itself is delivered by our own electricians, plumbers, joiners and decorators, so standards stay consistent from strip-out to snagging. Nothing is signed off until the paperwork is complete: electrical certification (EICR), Energy Performance Certificate, Gas Safety record and Building Control approval where required. What we hand over is a house that is safe, certified and genuinely finished, not one with loose ends waiting for the new owner or tenant to discover.

For landlords we run three care plans, starting at twenty-nine pounds a month, so a rented property never becomes a headache. The plan keeps the annual compliance calendar handled for you, covers routine repairs and maintenance visits, and gives tenants a direct line with a twenty-four hour response on urgent problems. Landlords get one monthly statement instead of a string of surprise invoices, and because the people attending are our own trades rather than whoever answered the phone, the standard of work is the same as on our developments. We are based in east Belfast and cover the whole of Northern Ireland, with most of our work in Belfast, Lisburn, Bangor, Newtownards, Holywood, Comber, Dundonald, Carrickfergus and Newtownabbey.
