Landlord Responsibilities in a Business Premises

I am leasing my premises from a landlord and have a number of concerns about what should be provided by her as standard for a business. I have no running hot water or means of heating in the premises. I have actually purchased a calor gas heater. Is it her responsibility to provide these?

I am also concerned that there is no electricity in the kitchen. Does she have to ensure this is provided?

The window in the office is coming away from the wall and I have informed her, but she has not done anything about it yet. It is dangerous. What can I do?
