Challenging Unfair Service Charges

I have just received an invoice for Services Charges from the letting agent for the office space I rent. The Service Charge amount seems extortionate and unreasonable. I have queried this with the letting agent but he tells me I have to pay it otherwise I would be breaching my tenancy agreement.

What legal rights do I have to challenge the Service Charge?
