Advice needed on renting office space in Leeds

Hi I am currently looking into renting some office space, for the first time and everything seems so complicated.

I currently have a budget of £100pw but this is to include rates as well, There seems to be plenty of offices to rent (I am based in Leeds) but it seems as if you have to commit to a minimum of 5yrs with yearly increments in the rent.

Any help with how to start greatly opreciated
